SHETLAND ISLANDS COUNCIL



HOUSING TECHNICAL SERVICES REVIEW

4EIGHTY has been appointed by the Council to carry out a comprehensive review of its approach to housing property maintenance and repair.

Working closely with all staff concerned, the assignment includes a developing proposals for the merger of the housing DLO with the client control service, updating the schedule of rates documents, introducting new structures and operational arrangements, advising on IT implications, team building, staff training  and the development of new service delivery initiatives.

Also included is the development of a new property management strategy shifting the emphasis from responsive to planned and cyclic maintenance.

RENFREWSHIRE COUNCIL



DEVELOPMENT OF HOMELESSNESS & HOUSING ADVICE SERVICES

4EIGHTY has been appointed by the Council to work with staff, managers and service users on the future development of the homelessness and housing advice service.

The review is intended to build upon earlier best value and performance reports and identify key aspects of the service for specific attention. 4EIGHTY will work with staff and in consultation with users to develop systems and structures to best meet the challenges faced in meeting the demands of this high intensity service.

The assignment places a strong emphasis on developing team performance and a positive attitude towards change and external scrutiny.

ESTATE MANAGEMEMENT TEAM DEVELOPMENT

4EIGHTY has been appointed by the Council to develop and deliver an innovative staff development activity focussing on to continuous improvement of the Council's cutting edge approach to estates management.

Using practical activities and bespoke training video simulations staff are encouraged to apply their skills and knowledge in a training environment.

FAIRFIELD HOUSING COPERATIVE



HOW TO CONDUCT A CUSTOMER SURVEY - STAFF TRAINING

Fairfield want to find out what their tenants and other customers think about the services they receive from the Co-op but they don't want to pay large fees for off-the shelf solutions.

4EIGHTY's training introduces staff to the basics of setting up and carrying out a survey and giving practical advice on the main "do's and don'ts".

4EIGHTY has been appointed by UNITY to conduct a Training Needs Assessment and deliver a range of priority training events for Committee member.

Subject coverage has includes Governance, Finance, Strategic Planning, Property Maintenance and Speaking Up for UNITY.

FIFE SPECIAL HOUSING ASSOCIATION



SHQS DELIVERY PLAN REVIEW- OPTIONS APPRAISAL

4EIGHTY has been appointed by F3 Surveyors to assist them to underrtake a comprehensive apprasial of the options open to the association to ensure that all of its stock meets the Scottish Housing Quality Standard by 2015.

4EIGHTY is responsible for devising the options appraisal methodology, engaging tenants, committee and managers in the apprasial process, facilitating consultation events and devising conclusions.

REVIEW OF VOID MANAGEMENT AND REPAIRS SERVICE - DEVELOPMENT OF ESTATE MANAGEMENT TEAM

4EIGHTY has been appointed to review the operation of the Council's Estate Management Team with particular emphasis on the review of repairs, maintenance and voids management.

Involving extensive staff interviews, team building activities, process mapping, value management workshops and staff traiining this comprehensive assignment has allowed 4EIGHTY to consider all aspects of team performance from people and paperwork to policy and procedures.

WEST LOTHIAN COUNCIL



BEHAVIOUR IN COMMUNITIES MAPPING PROJECT

4EIGHTY has been appointed to devise a comprehensive map of current services, programmes, initiatives and facilities making a contribution towards promotion of safer and more cohesive communities and prevention of anti-social behaviour.

The study will look at current inputs across all Council departments and partner organisations from the statutory and voluntary sectors.

NEW SHAWS LHO



STAFF TEAM BUILDING & MOTIVATION

Tom Hainey was engaged by New Shaws LHO to deliver two half-day team building and motivation event for over 30 staff including concierges, managers and frontline housing management staff.

The event included a light-hearted presentation on how to survive on the front line and an practical team building activities with the emphasis on breaking down barriers and having fun.

TRAINING & DEVELOPMENT SUPPORT

4EIGHTY has been commissioned by Aberdeen Housing Partnership to provide a range of staff and board training and development services designed to improve individual and team performance.

The assignment involves a range of activities including training needs assessment, personal development planning, facilitaiton of team building events, management team development and provision of a range of staff training events.

Includes facilitation of annual staff, management, board strategy development event.

BUSINESS STRATEGY REVIEW

4EIGHTY has been commissioned by Cumbernauld Y to conduct a comprehensive review of its business development strategy.

The assignment involves a range of stakeholder interviews, strategy review activities for managers and Board members, financial analysis and deveopment of medioum term business plan.

WESLO HOUSING MANAGEMENT



CUSTOMER SATISFACTION SURVEY

4EIGHTY has been commissioned by Weslo to conduct its 2005 customer survey.

The survey comprises distribution of self-completion surveys to all 2164 tenants across West Lothian and Bo'ness and interviews with key partners and suppliers.

ELDERPARK HOUSING ASSOCIATION


ELDERPARK STREET NEIGHBOURHOOD STRATEGY

4EIGHTY is in the process of completing a comprehensive strategy for the future management and maintenance of the association's tenement stock in Elderpark Street, Govan.  Work has included a comprehensive options appraisal of various management and development alternatives and a heavy focus on resident, staff and committee engagement.

A significant aspect of this assignment has been the consideration of approaches to dealing with serious anti-social behaviour and security services.

INTERNAL MANAGEMENT PLAN


4EIGHTY is assisting the association producing its Internal Management Plan (IMP) for 2005 - 2008.  Working closely with a steering group of staff, management and committee, 4EIGHTY will pull together the key strategic framework supporting the IMP and facilitate the definition of clear strategic and operational objectives in accordance with recent IMP guidance.

SCOTTISH HOUSING QUALITY STANDARD DELIVERY PLAN


4EIGHTY was appointed to assist the association with the production of its plan to bring its stock up to the new Scottish Housing Quality Standard. Appointed 9th February 2005 the project was completed on time by end April 2005. 4EIGHTY worked in partnership with F3 Building Surveyors on this assignment, our second joint project for this client.
